Preventive maintenance Scope of Work:

 

The preventive maintenance offer made to assure the client for the proper operation for the
MEP systems by providing the service as follows:

 

1. Chillers/Chilled Water Pumps:

 

a. Inspection: Periodical inspections will be performed on the compressors, electrical
readings, electrical connections & electrical panels, water pressure, In /Out water
temperature, refrigerant system control valves, chilled water chemical analysis,
and BMS system performance.

b. Servicing: a periodical cleaning & maintenance when due will be carried out for
the condenser coil, condenser Fan, electrical parts, body, and the anti-vibration
springs.

 

2. FAHU, AHU, FCU

 

a. Inspection: in which Periodical inspections will be applied on FAHU’s & AHU’s BMS
system performance, Control Valves, Water Flow Rate, In/Out Water Temperature,
Water Pressure, External Static Pressure, Heat Wheel, Blow Motor, and Electrical
Data. And on the FCU’s thermostat, control valves, Power Connection, and
Electrical Data.

b. Servicing: in which a periodical cleaning and maintenance will be carried out for
the FAHU’s & AHU’s Air Filters and Sand Trap Louvers. And FCU’s Aluminum Filters,
Drain Outlets, and condensation water tray.

 

3. Intake/External Fan & Induction Fan

 

a. Inspection: : in which Periodical inspection will be performed on Control Panels,
Electrical Data, Power Connection, Co Sensors, Foot & Float Valve, Float Switches,
and Motorized Valves.

b. Servicing: in which a periodical cleaning and maintenance will be carried out for
the Fan’s motor, blades, and sand trap louvers.

 

4. Plumbing

 

a. Inspection: periodical inspections will be performed on the water pipeline
networks, waste water line for any leakage, water pumps, and water tanks.

b. Servicing: in which a periodical cleaning and maintenance will be carried out for
the water tanks, pumps Body, and filtration system.

 

5. Electrical

 

a. Inspection: periodical inspection will be performed on Electrical Data for Switch
Gear, Generator and Battery Connection, and UPS system.

b. Servicing: periodical cleaning and maintenance will be carried out for the switch
gear System including (MDB’s, SMDB’s, FDB’s) where DBs will be cleaned by a
blower to remove any dust or debris, and generator, external light and public
areas lights & wiring accessories.
